Deployment
Operating across two core strategies
We run two active deployment strategies; Real Estate Debt and Real Estate Equity.
The Real Estate Debt strategy focuses on funding senior and mezzanine loans required to acquire, refurbish or hold real estate for short to medium periods.
The Real Estate Equity strategy invests preferred equity into value-add opportunities such as asset turn-around, refurbishments or stabilisations.
Both strategies only consider assets in three core sectors; high quality residential, commercial and high yielding alternative. We don't take any material planning risk or finance speculative land. See our Real Estate Debt and Real Estate Equity pages for full details.

Underwriting principles
We are disciplined funders and undertake thorough due diligence, searching for downside protection with a commitment to capital protection.
All assets must be located in England and Wales, and preferably in London, core regional cities or the Home Counties.
We look for high conviction borrowers who are market leaders in their specialist sector. They must have relevant experience and have recently undertaken multiple similar projects or investments.
Investment Allocation
At least 70% of our book is made up of senior or stretch senior secured loans with the balance split between mezzanine and preferred equity.

In-house active portfolio management
The entire funding lifecycle is managed in-house; origination, underwriting, execution and portfolio management, all the way through to repayment.
